A credit problem is a detour, not a dead end.
Consumer proposal, bankruptcy, missed payments, or no Canadian credit history yet. We find the lender that will say yes now, and map your way back to a regular one.
- TodayA lender that looks past the score
Alternative lenders judge the whole file: income, equity and what happened, not just the number.
- NextRebuild while you own
On-time payments and lower balances, on a plan we set with you at the start.
- At renewalBack to a regular lender
Once your credit qualifies, we move you to a regular lender, usually at a better rate.
A credit problem changes which lender you start with. It doesn’t have to be permanent.
Situations we can help with
If one of these sounds like you, you’re in the right place.
Still in it, recently finished, or discharged a while ago. The timing changes which lenders will look, not whether any will.
A rough year shows up on your report for a while. What you've done since counts for a lot.
Balances that drag your score down can sometimes be cleared with the mortgage itself, lifting the score as they go.
No Canadian credit history yet is not bad credit. There's a federal program built for exactly this.
How long it stays on your report
Pick what happened to see how long it lasts, and what it means for a mortgage.
Or 6 years after you signed it, whichever comes first. Paying it off early brings the date forward.

Three kinds of lender, three different rules
A bank’s no is one lender’s answer. We know which door fits your file today.
Banks, credit unions and monoline lenders. An insured mortgage needs at least one borrower with a credit score of 600 or more, and many lenders ask for higher.
They weigh income, equity and what happened, not just the score. Expect a higher rate, a shorter term and often a bigger down payment.
For files nobody else will take yet. Higher cost, so we only use them with a clear plan to move you on.
No Canadian credit yet is not bad credit.
A federal program lets newcomers buy with an insured mortgage, using proof of how you’ve paid your bills instead of a Canadian credit score.
- Permanent residents can use the full range of insured mortgages
- No minimum time living in Canada
- Down payments from 5%
- Rent history or regular bills can stand in for a credit score
- An international credit report or a letter from your bank back home also counts

A plan from the first call, not just a mortgage.

What to pay down, what to leave alone, and what your report needs to show by renewal.
